"It's a $30 million adaptive reuse of lower downtown buildings,” Pollard said.

Work began three years ago. On Friday, JT Pollard showed Congressman Paul Tonko around the Frog Alley Brewery -- now up and running with a temporary taproom.

Pollard owns the brewery, and also founded Re4orm Architecture, one of the many developers involved in the project.

"I think there's a collaborative here where we all have the same mission which is to fix this place,” Pollard said.

Pollard said the site will be home to a bakery where Bountiful Bread will make all of their products, retail and office space as well as 74 apartments.

There's also an educational component to the project. Schenectady County Community College students can take brewing classes with experts at Frog Alley.

Students or home brewers looking to sell their beer will be able to take advantage of the incubator program.

"We have these five shipping containers that we have set up as bars they each have eight taps in them,” Pollard said. “They're hooked to our cooler below so you can brew your beer on site under the guidance of our brewers who have 25 years of experience in the business each and then have your product available to sell."

Tonko believes the collaborative effort that went into developing the mixed-use facility will serve as an example for others.

"I think this is so in keeping with what we need to do for smart growth purposes, making certain that we revitalize our cities, don't cement over the green space and allow for so much attraction to be contained in one project,” Tonko said.

Pollard said the main taproom is set to open just before St. Patrick's Day.

"So come down to Schenectady and have a beer and help
